Three corners of our house went soggy this year. If you are Googling gutter repair cost in Seattle, here are my real numbers, all of them.
One of the three soggy corners.
All three corners were on the south and southwest sides, which is not a coincidence, and I will come back to that.
We live in a 1950s rambler in Broadview with a roofline that jogs around more than it strictly needs to. More corners means more places for water to work out a plan. By late summer the fascia in three of them had gone soft enough that I stopped calling it a next-year problem.
Three conversations followed, and a very wide range of numbers. The range is the useful part.
The decision we made in 2023
We replaced the roof in 2023 for $16,300. The roofer told us then that we should do the gutters while they were up there. That would have added $7,500, close to half again on top of the roof, and we said no.
I want to be honest about why. The market was shifting, I was not sure how steady my own income would be, and we had a bathroom we wanted to remodel. We could have afforded it. We chose not to.
Gutter replacement cost: the $13,730 quote
I called the same roofing company back this summer. They quoted $13,730 plus tax to replace the gutters and fascia.
I also asked them to price new cedar soffits separately, and that came to $15,430 plus tax. Together that is $29,160, which is the number that makes a good headline. It is not a fair one. The soffits were a want, not a need. I wanted the house to look a little more considered. So the honest comparison is $13,730 against what we actually paid.
This is what the $1,500 fixed.
We thought this might be a nest, but no, just rotten fascia with moss growing through it.
The harder part was the material conversation. They wanted us to use a newer polymer product, and they were genuinely enthusiastic about it, the way people get about something they believe in. It lasts more or less forever.
I do not need forever. I need twenty or thirty years, and painted cedar or Hardie board gets me there. I walk through a lot of houses, and I know what holds up.
The contractor who turned down the job
I called my handyman next, who is also a general contractor. He looked at it and told me it was not his skill set, and that I should hire a company that does gutters all day.
That is worth saying out loud. A contractor telling you he is the wrong person for your job is doing you a favor, and it is exactly why he keeps getting my calls.
Fascia repair cost: the $1,500 version
So I called Gutter Kings. I like them for one specific reason: they lead with the smallest fix that will actually work. Not "here is what we would replace," but "here is what we can repair."
They replaced the soggy fascia sections, put in one new run of gutter, and sealed every interior gutter corner on the house so we are not repeating this in February. Fifteen hundred dollars.
There was one catch. The new run does not match the old gutter perfectly, so there is a visible seam on the back of the house.
The seam that saved us thousands
I took a lot of photos of this seam, because it is the whole story. From the yard, you would not notice it.
The seam. About $12,000 of difference came down to this joint.
Closer, it is a faint line in a white gutter. Up close, it is a seam.
A close up for your viewing pleasure.
That is the one thing the $1,500 fix did not give me: a perfectly matching run. About $12,000 of difference came down to this joint.
If it were on the front of the house, I would have paid for the full run without thinking twice. Curb appeal is real, and I sell houses for a living. But it faces our back yard. The only people who will ever notice it are me and whichever agent walks through here in thirty years.
A lot of home improvement money goes toward making the parts of a house nobody sees completely perfect.
What the numbers actually say
Here is the part I did not expect when I added it up. We turned down $7,500 of gutter work in 2023 and spent $1,500 in 2026. On paper we are about $6,000 ahead, and most of our original gutters are still up.
But the job we deferred came back quoted at nearly twice the old price. That quote also covered fascia, which would have been billed on top of the $7,500 in 2023 once they saw the damage, so it is not a perfect comparison, though the direction is clear. Both things are true at once: waiting was right for our cash that year, and the work got more expensive while it waited.
Deferred maintenance does not sit still. It compounds quietly, and then one August three corners are so soft, you notice moss growing through them.
What I tell clients
Get three bids. Everyone says that, so here is the version that actually helps: ask every bidder for their most conservative option. Most will give it to you if you ask. Almost none will offer it first.
Then call someone with no stake in the job. Your agent should be able to tell you whether you are looking at a repair that protects the house or an upgrade that flatters it. Both are legitimate. They are just different budgets, and you should know which one you are signing.
And go look at the south side of your house this weekend. In Seattle that side takes the most wind, the most sun, and the most rain. It is where things wear out first, and it is where nobody thinks to check.
